Proposed Development

On September 25, the Local Planning Appeal Tribunal (Tribunal) approved the settlement for the Official Plan and Zoning By-law Amendments to permit a mixed-use development at the southeast corner of Bloor Street and Townline Road South in Courtice.  This settlement is part of the Municipality‚Äôs process of resolving the appeals to the Clarington Official Plan that was approved in June 2017.

The approved settlement includes the following:

  • A two-storey commercial plaza (2,127 sq.m. = 22,900 sq. ft.)
  • A one-storey gas bar, convenience store and car wash
  • A one-storey restaurant with a drive-through lane (285 sq. m. = 3,050 sq. ft.) (Tim Hortons)
  • An eight-storey, mixed-use building (with a ninth floor terrace)
    • 126 residential units
    • Ground floor commercial floor space (700 sq. m. = 7,500 sq. ft.)

The Applicant is now working on revising the Site Plan details (landscaping, urban design, servicing, illumination, etc.). The final Site Plan drawings will be brought to the Tribunal for final approval.
