Proposed applications for a Draft Plan of Subdivision and Rezoning for a 194-residential unit in the Brookhill Neighbourhood of Bowmanville
DG Group has submitted an application for Draft Plan of Subdivision and rezoning to permit a plan of subdivision with a total of 194 residential units consisting of 53 single-detached units, 36 townhouse units and two blocks with a total of 105 units, including stacked townhouses and mid-rise apartment buildings as well as blocks for Environmentally Protected lands. The subject site is located at 2400 Green Road, approximately one kilometre north of Durham Highway 2 in Bowmanville.

Red-Line Revisions to a Draft Approved Plan of Subdivision and Zoning By-law Amendment in the Foster Creek North Neighbourhood, Newcastle

Address: Northeast corner of Rudell Road and Grady Drive and south of the Canadian Pacific Railway.
Lindvest Properties (Clarington) Limited is proposing to make red-line revisions to Phase 4 of a Draft Approved Plan of Subdivision (18T-89059). The red-line revisions include increasing the lot frontage of several lots north of Whitehand Drive and reducing the lot frontage of several lots south of Whitehand Drive. The road network north of Whitehand Drive has also been altered to eliminate cul-de-sacs. The proposal will result in six additional lots within Phase 4. The Zoning By-law Amendment is to permit the proposed changes to the lots and increase lot coverage from 40 per cent to 45 per cent for two-storey dwellings and from 45 to 50 per cent for one-storey and bungaloft dwellings.
Brief history of property or application: In March 2004, approval was granted for the Foster Creek North Neighbourhood Design Plan and two draft plans of Subdivision. Three phases of the subdivisions have been registered and are fully occupied. The remaining phases to be developed of Draft Approved Plan of Subdivision 18T-89059 are a former school block that was registered in 2020 and Phase 4, the lands subject to the current applications.
A public meeting is scheduled for October 5, 2020.

Site Plan application to expand Sunspace Sunrooms in Newcastle

D.G. Biddle & Associates have submitted a Site Plan application on behalf of 2265598 Ontario Inc. (Sunspace Sunrooms) to allow the expansion of an industrial building. The expansion includes increasing the parking area, adding loading docks and constructing a 1012.6 square metre addition to the rear of the warehouse and a 246.8 square metre addition to the office at the front of the building. This development is in the light industrial employment lands area in Newcastle, southwest of the Highway 401/Mill Street interchange. After the additions, the building will have a floor area of 5969.65 square metres.

Principal Planner, Development Review
Anne Taylor-Scott will be taking on the role of Principal Planner for Development Review. Anne has been with Clarington in Development Review for 12 years. Before Clarington, Anne worked for the Municipality of Port Hope and the Ministry of Municipal Affairs and Housing, plus as a location analyst for Sobeys. Anne has been processing, analyzing and providing planning recommendations on complex development applications with a focus on residential subdivisions, multi-unit residential developments and major industrial projects. We are confident Anne will excel in the role of principal planner.
