Taxes are calculated based on your property assessment and the tax rates that apply.
The assessed value of your property is determined by the Municipal Property Assessment Corporation (MPAC). All properties in Ontario are assessed and taxed based on a market value as of January 1, 2016. New notice of assessments were mailed to each property owner June 20, 2016 for assessed values as of January 1, 2016.
Increases from the previous assessed value as of January 1, 2012 are phased in to the new January 1, 2016 value and used for taxation over four tax years, 2017 through 2020.
The Ontario government has announced that the 2020 Assessment Update has been postponed. Property assessments for the 2021 property tax year will continue to be based on the fully phased-in January 1, 2016 current values. This means your property assessment for the 2021 property tax year will be the same as the 2020 tax year, unless there have been changes to your property.
